"I joined MnREIA in 2015 because it was highly advised by my mentor at Advanced Real Estate Education. My goals when I joined were to acquire properties to rehab and to invest in other real estate investors projects and now my goals are to basically acquire properties to fix and flips and retire by 2025. I have paid for the following training outside of MnREIA - Advanced Real Estate Education totaling $77,000.00. I continue to be a part of MnREIA because I can continue to stay educated in the field of real estate. The best advice I can give to someone who isn’t ready to join as a member is to stay in touch with the person that invited you and see if what you have to offer can make yourself and the organization stronger. "I looked up my local REIA group to find a local resource for continuing to learn about real estate investing after kicking off my first STR in Florida. I like the relevant topics although I heavily focused on local investing and long-term rentals which are not relevant to me yet. I appreciate the recordings of meetings I'm not able to attend in person, which have been most of the summer. I would love more training in evaluating properties as the market continues to shift, making offers and how to be creative, creative borrowing and how to ensure the best deal. I appreciated learning about land trusts which are all the buzzes."

"I took a course called "The Flipping Formula". They recommended that I look up a local REIA to find investors who also wholesale. I went to the internet and found MnREIA. The rest is history. I like the format of the meetings, the market update, the haves and wants, as well as the monthly speakers. I find it very helpful that a diverse set of speakers is presented as I believe there is no one speaker who is best for everyone. I like that there really are others like me in this business! I also learned that there is more than one way to invest in real estate. If I keep learning and meeting new people, I plan to stay! Although life and medical problems have kept me too busy to have had any successes yet, I have learned some valuable topics like: Multiple offers, Creative Financing, and Tony Youngs "Hidden Market." I have only two tips, join and come to the meetings. Okay, a third one also, talk to people at the meetings! Also, it wouldn't hurt you to say thanks to Mike now and then because he does a lot of work to make MnREIA so worthwhile!"

"I heard about MnREIA from Hmong Wealth Builders online. I like the fact that MnREIA is very open, and they make you feel very welcome. I have learned about ARV and other abbreviations people use when investing since joining MnREIA. I appreciate that the people of MnREIA are very open-minded, and they share a lot of their good and bad experiences. I would appreciate more training on getting out of my comfort zone and taking some risks. I finally learned what wholesalers do and how they find properties. Some tips I would share with new investors would be: if the numbers are right, invest. Don’t wait for a good investment, go look for one. Networking makes life easier when looking for help. Keep coming to MnREIA even though (some of) the training is the same every month, you’ll grow faster."

"Listen, there are a lot of classes and gurus that ask for thousands of dollars for memberships. We tried some of them as well. MNREIA is THE BEST; you get so much networking and classes, and monthly membership is affordable to EVERYBODY. If you are a beginner: there is no better place to start. If you cannot make enough to cover the small cost of a MNREIA membership from real estate, then real estate is not for you. In this case at least you are not going to lose thousands of dollars to figure it out.

Hard-Core Advice from Highly Successful Minnesota Investors...

Seller financing can be a useful tool in a tight credit market. It allows sellers to move a home faster and get a sizable return on the investment. And buyers may benefit from less stringent qualifying and down payment requirements, more flexible rates, and better loan terms on a home that otherwise might be out of reach.

We will learn how to structure Seller Financing terms, the different types of Seller Financing and how to Negotiate Seller Financing.

In seller financing, the seller takes on the role of the lender. Instead of giving cash to the buyer, the seller extends enough credit to the buyer for the purchase price of the home, minus any down payment.

Seller financing can be done in many different ways and with multiple options in the same transaction.  The most common form of seller financing is with a Contract For Deed, but there are many alternative options available, including lease options and we will discuss all of them.
