Needs ~40% of walls (wood paneling) replaced with sheetrock
Paint throughout entire house except upper level bathroom
Lower level bathroom and laundry room combo. Could build a closet around laundry to create separation from bathroom. Bathroom needs complete remodeling, or based on comps just don't rehab second bathroom and instead clean it up.
There are a couple closets with small amount of mildew on the lower wall by floor so need to replace that sheetrock
There are two bedroom in lower level that can be used as bedrooms, and family room.
New carpet for the floors and laminate in kitchen and upper family room
Exterior: roof and siding in good condition except for a piece of siding in back of house, and a couple holes in garage siding. The space between roof and siding (overhang) needs to be scraped and painted on both the house and the garage

Upstairs bathroom is new except toilet - no work needed
Owner says furnace and AC work and are 10-15 years old
Water heater new in 2016. Roof on house and garage owner thinks around 10-15 years old. Good condition
1 car garage with no driveway to it. There is a paved driveway entrance from street, then just grass to the garage which is straight back from street behind house. Its a decent size small town and homes in this neighborhood were in good condition
