No Money Down Real Estate Investing With Auto-Responders: Part 1 – Bringing Buyers to the Table

As mentioned in my latest piece: Using Auto Responders: Understanding the Long and Short Game of Real Estate Marketing auto responders provide the investor with a powerful reach that can help you outperform other investors who are jockeying for the same deals. Here we are going to go one step further and lay down a detailed approach that can provide you with another way to make money in real estate without having to invest any of your own money. What a deal!

Real estate investing isn’t just about property, but also about people… we’re in the people business. Being in the people business we see that networking, marketing, and bringing people together with the right people all have value… especially in real estate! The approach we are going to cover today involves bringing the right people together, creating a win-win-win situation that puts money in YOUR pocket.

Just as rehabbers need wholesalers, investors who have properties that need people are just as important. In this strategy we focus on marketing solely for buyers, tenant-buyers, and renters. In turn, we nurture the list and provide our list with options that are otherwise scattered throughout various marketing channels. Being in the real estate investing community we can all agree that joining a REIA provides you with a panacea of opportunity where you can network your way to becoming a supplier of buyers and renters.

Stepping back for a moment, you would probably like to know exactly how you are going to make money with this strategy… As an unwritten rule, the person who refers a buyer lead to a property typically receives the equivalent to the first month’s payment known as a ‘marketing fee.’ This is a quasi-legal term that avoids crossing any lines and ending up in hot water. So if you place one of your renters into a house that a fellow investor is renting for $1250 a month, then you can expect a $1250 marketing fee for your fine work.

Why does this opportunity exist?

Simply put, no (wo)man is an army. What I mean to say here is that a single investor can be hard pressed to market to their full potential to motivated sellers, buyers, renters, in addition to obtaining financing, managing rehabs, and maintain their continuing education. Any source that alleviates some of this work load will more than likely gain consideration. So as everyone flocks to build they’re buyer’s list, thus recognizing the value of a pipeline of buyers, you have a perfect opportunity to swim against the current and build your seller list. They’ll never see it coming, but when it arrives you’ll have an excellent niche for yourself and your time spent networking will pay off in spades.

By now you probably get the gist of this strategy, it’s place and purpose… now how do we do it?

First you need a short list:

  1. Your nearest Real Estate Investor Association (REIA)
  2. A website to display your properties www.RealEstatePromo.com
  3. An auto responder (for this purpose a broadcaster) Aweber

Your local REIA is a beehive of activity that you must take full advantage of in order to network your way to a respectable seller list. The networking isn’t the only advantage of a REIA but you will not find a larger group of active real estate investors in one place at one time that are involved in your immediate market. If you’re an investor then becoming a part of a REIA is essential.

In using an auto responder you are taking your real estate business online and if you are online it is critical that you have a website with pages that you can refer to in your emails. Using the real estate promo websites you can gear your site specifically towards buyers and list your properties that not only appear on your site, but also on the REP network. When doing your marketing to build up your list of buyers you can also take advantage of the squeeze page/special report to generate lead information.

Finally, your auto responder provides a means of measuring the status of your buyers as when they are no longer seeking a place to live they can simply unsubscribe. Again, to keep your buyers up-to-date on the properties you can supply them with you want to use the “broadcast” tool because you are sending them time sensitive information. A Broadcaster is simple a method to send out a onetime email to everyone in your list.

So here is the plan –

First obtain a website, I recommend the websites available at www.RealEstatePromo.com because they are easy to setup and mold into a site dedicated to the particular purpose of this strategy. In addition you can list available properties on your site that also become part of the network to reach a larger audience.

Once you have your site up and running make sure to add the address to all of your marketing materials i.e. business cards, flyers, REIA directory. Now that you have your website ready, acting as your foundation, you can enlist in an auto responder where I recommend Aweber because of its ease of use and its functionality. The auto responder will play a key role as you network your way into a sellers list with properties that are ready to go.

Use your broadcasting to list the latest properties, or even the “best deals,” and get in the habit of sending out an updated list as new properties come into play. With an auto responder like Aweber you can use a template to put together an email for your broadcast as well as personalize the message by referring to them by their first name automatically.

Now that you have this structure you can spend your time networking with sellers (investors) and specialize in the intricacies of building a buyers list. If you are looking for a way to become involved in real estate at a minimal cost then this is by far one of the most cost effective methods of getting in the game. Any expert will tell you that specializing in certain niche or role is a good way to go and this strategy provides you with the marketing expertise that will bolster your business in any direction as your real estate business grows.
