There was a hold back on foreclosures last year when BOA (Bank of America) worked on clearing out their old inventory from the Country Wide And Ocwen acquisitions, but NOD (notice of Defaults) are still being filled at a steady pace.
Since 2007 there have been approximately 11 Million foreclosures in the US, and many lenders are predicating similar numbers over the next few years and there is a whole segment of the population that will more than likely need to do a short sale or will lose their properties to the foreclosure process, which will provide us as investors a great opportunity to pick up some good deals, if you understand the foreclosure process and how to navigate your way through them.
But in order to be an expert problem solver you must have an expert knowledge of the whole process!
The Hedge Funds have been buying up all the old Shadow Inventory and bringing them into the rental market. They are also picking up REO properties off the MLS which has driven up real estate prices and cause a shortage of inventory. However, the short sales are getting easier and some of the pre-foreclosures we are starting to see have equity because their loans were written in the past few years when people were picking up REO properties at deep discounts.
